Room takeover in a 5 bedroom house

I’m looking for someone to take over my room in a 5 bedroom house close to the Canyon Crest Towne Center! My timing is flexible—ideally, I’d like to have someone take over starting at the beginning of June, but if you need to move in a...
little bit later, let me know and I should be able to work it out. Here are some of the details:

Rent: $526/month; it usually increases by about $5-10 each September.
Utilities: the housemates all split utilities, wifi, etc. which are usually under $100 total depending on the usage that month.
The room: My room has a large built-in desk that has been a little writing sanctuary for me. There are tons of drawers and shelves for storage in addition to the closet. I have a full sized bed, but you could also fit a queen-sized bed. The room has a bright window that looks out into the front yard.
Set-up: this is a 5 bedroom house with a large shared kitchen, living room, and large backyard. We have a long driveway and plenty of street parking because the house is in a cul-de-sac. I share a bathroom with three other housemates, as the other bathroom is attached to the primary bedroom. The house is right near Canyon Crest Towne Center, so a ~five minute drive to campus or an easy bike ride. There is also a bus stop that is about a ten minute walk from our place if you prefer to take the bus. The house has air conditioning and heating.
The housemates: everyone is very friendly but also okay with leaving you be if you prefer to keep to yourself! One of the housemates is a fellow UCR grad student; the other three are working professionals. Everyone is between 25-35 years old and has been easy to live with. Two of the housemates have cats, so you must be comfortable with cats in the shared spaces. I think a third cat in the space would be a bit too much, so ideally, not additional pets. Everyone has really different schedules, so I’ve found it really easy to share a bathroom and kitchen with them!
The lease: My lease will officially be up in September 2025, but the landlord would like my replacement to be comfortable signing the new lease with the rest of the housemates, who are staying on. So the new lease will go through September 2026. The landlord does require proof of income and housing references.
