Masters Hall, currently consisting of recent college graduates and a UCR graduate student.

The unit is a 4 bedroom 2 bathroom 1-story suburb house. Each resident has their own room with the master paying x1.5 the rent. Subletter can either take a normal room for the rent listed or can pay the x1.5 extra for the master with its own... private bathroom. The other bathroom is shared by the other three residents and is the default bathroom for guests.

The current residents enjoy many community activities with each other such as board games, watching movies, watching football, Christian religious activities, rock climbing, and cycling. Other communal activities will likely be adopted as the community shapes around the inclusion of the subletter. Occasional community dinners are held where all four roommates are present and news and/or disagreements can be brought up and addressed in a civil way.

All current roommates are introverted and it is expected that each roommate can feel free to retreat to their room when they are tired of any community activity. The communal areas are expected to be clean of personal items with certain exceptions for large equipment like workout items, musical instruments, or additional furniture. Chores are split between roommates; the current roommates take care of the dishes and cleaning the communal bathroom (the occupant of the master bedroom cleans their own bathroom). A new member is joining and has not yet claimed their chore. The two remaining chores are garbage and recycling removal and cleaning the floors and counters (including sweeping and vacuuming).

The driveway is relatively large and can have three cars parked in it. The garage can also hold a car. Currently, the garage and one of the three spots outside are in use. Subletter is highly recommended to only bring one car max with them to the property. Any additional cars beyond that would be parked on the street.

The property is within walking distance of Goodwin's organic food market. It is within driving distance of Canyon Crest (and Ralph's) without having to go on the freeway. Occupants usually share food readily with certain exceptions though the subletter is more than free to opt out of this.

Our lease prohibits smoking and vaping on the property. It also prohibits pets. We abide by the lease and have a great relationship with our landlord (whose grandma lives next door). We are not party people but we do like to host small, quiet gathers such as Movie Nights and Murder Mystery Roleplaying scenarios.

Rent is paid via check and utilities via credit card by the two current residents. The subletter will be expected to Paypal their portion of the rent and utilities to these two residents.
